Niam is sharing its extensive expertise through a series of market reports on the Nordic real estate sector. These reports highlight key trends, including residential supply challenges, logistics opportunities, strong office demand, and retail growth fueled by improved household finances.

Huddinge Municipality, along with major property owners like Niam, launched the "Collaboration in Huddinge" project in 2018. Focused on the areas of Flemingsberg, Vårby, and Skogås, the initiative aims to enhance social sustainability and improve the residential and urban environment.

Construction has begun on Grid 17, a new office building in Stockholm's Harbour Blocks. With the foundation complete, the framework and façade are being erected. The building, developed by Niam, will offer nearly 6,000 square metres of office space for both small and large tenants.

This portfolio includes 13 freehold properties and eight leaseholds, with a total lettable area of 71,000 square meters. The assets are strategically located in Varvsudden, an industrial and harbour area near Malmö, making it ideal for shipping companies in the Nordics and Baltics due to its central position in the Öresund region.

Gullhaug Torg 4 is a strategically located asset in Nydalen, an office hub near Oslo's central business district. The building offers a total lettable area of 25,873 sqm, which includes 4,916 sqm dedicated to parking. Oslo, as Norway's capital and largest city, is home to approximately 700,000 residents and has consistently ranked among the top European cities for growth over the years.

In December 2020, Niam committed to acquiring a modern last-mile logistics property near Stockholm, completed in fall 2022. The building is Gold-certified in Sweden's "Miljöbyggnad" system and features one of Stockholm's largest rooftop solar installations. Fully leased to Mathem, Sweden's largest grocery e-commerce retailer, on a 15-year lease.

Niam and Scandic are creating a new hotel concept with a sky bar and wellness center in the Stockholm Hamnkvarter. On June 10, 2024, Scandic Södra Kajen will open, and the joint hotel project in Värtahamnen covers a total of 14,500 square meters. The existing hotel has undergone extensive renovation and development, with 40 completely new rooms added, bringing the total to 323 rooms, making it one of Scandic's largest hotels in Stockholm.

One important element in Niam’s efforts to reduce our climate impact is to find ways of improving the energy performance of properties through investments during our ownership. Two successful recent examples of this concerns properties in Finland.

Niam Credit has issued a senior secured loan to refinance Galleria Center Syd, a prominent shopping center in southern Sweden. The loan was converted into a sustainability-linked agreement to meet EU Taxonomy standards.

In February 2024 Niam finalized the acquisition of the renowned Tennis Palace, a historic landmark in the heart of Helsinki. Spanning a total lettable area of approximately 16,000 sqm, the property is strategically located next to the Kamppi shopping center, metro station, and bus terminal.

Niam owns Haninge Centrum, a shopping centre in the south of Stockholm. Niam has been part of the initiative Haninge Entrance, which seeks to contribute to security and engagement in the area through community activities.

In August 2022, Niam acquired Solåsen Handel, a modern and well-functioning commercial center located in one of the most expansive areas in Jönköping.

EQ Sthlm, which is Niam's office property offering dynamic workplaces, boasts a hard-to-beat location and includes both a sea view and its own gym. In the past year, the office spaces have undergone a complete renovation with a focus on flexibility.

We’re proud to announce that Niam has won the international competition for the exclusive right to develop Helsinki Waterfront (Makasiiniranta), a prime seafront location near Helsinki's central business district and a significant part of the Helsinki National Landscape. This iconic area presents an exciting prospect for Niam to create a unique project that combines a 26,000 sqm hotel and office space.

In 2022, Niam made great strides in sustainability, integrating it further into our business. We prioritized social sustainability and took crucial steps, such as implementing new processes for sustainability assessments during acquisitions and creating action plans for sustainability improvements during holding.

Helsfyr Panorama, a high-rise office property in Oslo's established Helsfyr hub, acquired in June 2023, offers 21,200 sqm of space, including 3,225 sqm for parking. Built in 2003 and refurbished, it's a modern office space with a BREEAM In-Use Very Good certification.

The property in Stavanger, Norway, is part of the Hinna Park development, a modern cluster aimed at revitalizing the area once dominated by oil industry companies. The property, completed in 2016, is strategically located by the waterfront, offering excellent accessibility to the airport, train station, highways, and bus lines connecting the region.

Niam, in collaboration with Täby Municipality, has transformed the surroundings of Näsby Castle in Täby into a vibrant residential area known as Näsby Slottspark. This unique neighborhood is ideally situated near the sea, the castle, and the Roslagsbanan railway station. Previously privately owned and zoned for military purposes, the area now offers public access to the beach, field, and streets, thanks to Niam's development efforts.

The property is a fully leased office building in Lysaker, Bærum. Built in 2001 with 7 floors and 14,342 sqm of leasable space. It includes 313 parking spaces and boasts a prime location near Lysaker transportation hub, visible from E-18.

Norrköping Östra Eneby Solar Park project is a collaborative effort between Niam and Solkompaniet, a renowned provider of solar energy solutions. This venture aims to establish a solar park showcasing the commitment towards renewable energy and sustainable development.

The Dockworks is Niam's largest ever development in new office production in terms of space and investment. It will be one of Stockholm's largest upcoming office projects satisfying the high-profile office needs of local and global organisations.

Niam is actively participating in one of Stockholm's largest urban development projects, Värtahamnen, which is now being transformed into a vibrant inner-city district.

When developing new real estate, Niam strives to meet high quality and environmental standards while also prioritizing the safety and pleasantness of the surrounding areas for future tenants.

Niam is committed to providing attractive affordable homes in Denmark through its Nordhusene project. As part of our environmental, social, and governance (ESG) initiatives, Niam has launched a pilot project to install electric vehicle (EV) chargers in the residential areas. The aim is to provide a convenient and sustainable charging solution for residents while contributing to the decarbonization of transportation.

During 2022, Niam piloted a project aimed at increasing community engagement in our residential homes in Silkeborg, Denmark. By offering social activities for our tenants, we hope to create a great neighbourhood feeling.

Bernstorp Retail Park, Malmö, is strategically located in one of the most dynamic retail locations in Malmö. The park boasts a modern and well-functioning infrastructure with a strong tenant mix, including anchor tenants City Gross and Bauhaus.

The Gothenburg Office Property is a modern and flexible 24,557 sqm office building in Torslanda, Gothenburg. It is fully leased to Volvo Cars, serving as their newest and most advanced office space in the area. The building is strategically located next to Volvo's R&D unit, headquarters, and main production facilities.

In 2019 Niam acquired the landmark property, Copenhagen Towers, which includes three office buildings and a hotel. Located in the Ørestad neighbourhood of Copenhagen, its location is ideal not only in Copenhagen but the world, with the largest airport in the Nordic region just one train-stop away.

The Large-Scale Residential Project in Odense, Denmark, is located on the historic site of the Dalum paper mill. Acquired from MT Højgaard, the Paper Factory Dalum aims to deliver 301 apartments in the future.

In 2017, Niam acquired Danish company HD Ejendomme, valued at around four billion Danish kroner. They later sold the portfolio, including 152 residential properties with 6,237 units and 35 commercial properties, to Heimstaden Bostad in December 2020 for 16.5 billion Danish kroner, marking the largest property transaction in Danish history. Niam's successful transformation and profit generation were solidified with this deal.

Since 2020, Niam has invested in a residential portfolio in Denmark with the aim to provide affordable homes for ordinary people across the country. With the portfolio’s focus on quality housing, sustainability, convenient locations, and the flexibility of renting your home, Niam aims to cater to the needs of diverse individuals and families – everything gathered under the name Nordhusene.

In March 2023, Niam agreed to acquire Kalasataman Horisontti, Finland's tallest office tower and a development project covering 11,700 sqm. The 26-floor structure stands at 111 meters and will be Finland's first office skyscraper, adding a unique and beautiful landmark to the area. The presence of the building will enhance the appeal of the area, providing modern, attractive, and distinctive office spaces for companies in Helsinki.

In the bustling urban district of Keilaniemi, Niam is embarking on an exciting venture to develop an expansion to the Life Science Center business park, creating a thriving and sustainable ecosystem for businesses.

With an impressive size of around 50,000 sqm, Kaari Shopping Center ranks as the sixth largest in the Helsinki Metropolitan Area. Through strategic enhancements, energy-efficient measures, and attracting enticing new tenants, Niam has transformed it into Finland's top convenience center.
